Buying a home on Vancouver Island is exciting. You walk through the front door, picture where the sofa will go, admire the kitchen and imagine yourself having coffee on the deck.
But sometimes, the little things you don’t notice during a 30-minute showing become the things you notice every single day after you move in.
Here are a few things home buyers often forget to check before buying a house.
What Is the Noise Like Around the Property?
A home can be wonderfully quiet at 2 p.m. on a Tuesday.
What about 7 a.m.?
Or Friday night?
When viewing a home, listen for road noise, nearby businesses, barking dogs, school traffic, construction and mechanical equipment. Some neighbourhoods can have very different noise patterns depending on the time of day.
If you’re seriously considering a property, drive by at different times. Five extra minutes in the neighbourhood could reveal something you wouldn’t notice during a scheduled showing.
How Is the Water Pressure in the House?
Water pressure isn’t usually at the top of a buyer’s list when they’re admiring a beautiful kitchen.
But once you move in, you’ll notice it.
If appropriate during a viewing, run a couple of taps and try the shower. You want to get a general sense of how the home’s plumbing performs under normal use.
For Vancouver Island homes with wells or septic systems, buyers should also understand the property’s private water and wastewater systems and have the appropriate inspections completed.
Is the Home’s Storage Actually Functional?
A large garage, basement or walk-in closet can look fantastic during a showing.
But square footage doesn’t always equal useful storage.
Look at the doors, ceiling height, shelving and accessibility. Can you actually fit your bikes, tools, holiday decorations, sports equipment or whatever else comes with your lifestyle?
A massive crawlspace opening that requires you to crawl through a three-foot tunnel isn’t necessarily the storage solution you imagined.
What Heating System Does the Vancouver Island Home Use?
Heating is another home-buying consideration that can be easy to overlook.
Older Island homes may have electric baseboards, wood stoves, heat pumps, pellet stoves, oil systems or combinations of different heating methods.
Ask how the home is normally heated, the age of the equipment and whether there are rooms that tend to be warmer or colder than others.
Because “cozy” sounds wonderful in a listing.
“Why is this bedroom freezing?” is a different conversation.
What Should Buyers Look for Regarding Moisture?
Vancouver Island’s wet climate makes moisture and drainage important considerations when buying a home.
During a viewing, look for obvious signs such as staining, musty smells, damaged materials, overflowing gutters or water pooling around the property.
A home inspection can provide a much more detailed assessment of the property’s condition.
The goal isn’t to find a perfect house. It’s to understand what you’re buying.
What Do Vancouver Island Home Buyers Often Forget?
Sometimes it’s not the big features that determine how much you’ll enjoy a home.
It’s the everyday details.
Noise. Water pressure. Storage. Heating. Drainage. Maintenance.
These aren’t necessarily reasons to walk away from a property. They’re reasons to ask better questions.
Because the goal isn’t simply to find a house you love during a showing.
It’s to find a home you’ll still love after the boxes are unpacked, the furniture is in place and real life begins.
